WELCOME TO DEBEN FIELDS

Deben Fields is the housing element of a highly sustainable residential-led mixed-use development which will also deliver the Felixstowe Sports Hub by providing a home for Felixstowe and Corinthians Cricket Club and a new leisure facility.

The entire scheme is being delivered by east Suffolk Council and will deliver 61 new properties, 42 of which will be affordable homes. It seeks to set the highest standards in green technology and is designed to achieve 'Passivhaus' certification, reflecting the Council's commitment to innovation and designing for a more sustainable future.  

The development maximises green space and enhanced biodiversity while still providing designated parking for all homes. The inclusion of "play streets" bring further emphasis to the pedestrianised nature of the site, creating a safe and welcoming space for residents to walk, meet and socialise.

Felixstowe boasts four miles of sand and shingle beaches from Felixstowe Ferry to Landguard, ideal places to go beachcoming, people watch or, for the more adventurous, take part in water sports. Felixstowe has become a mecca for kite surfers and attracts many visitors from all over the UK. Alternatively, just enjoy a stroll with an ice cream or book a deckchair - the choice is yours.

THE BEST OF BOTH WORLDS

Set on the stunning Suffolk coastline, Felixstowe is home to beautiful local beaches yet also benefits from easy access to Ipswich town centre - the best of both worlds.

As well as being a popular seaside resort, Felixstowe is a busy container port. Here you'll see very different aspects of life in the town and this means that there are plenty of facilities for you to make the most of, hand in hand with excellent road and rail transport links. The A14 is the key route in and out of the town, connecting with the A12 just outside Ipswich. For a quieter time you can head inland to cross the River Deben at Woodbridge. From there the Suffolk Coast & Heaths Area of Outstanding Natural Beauty stretches to the north taking in the pretty seaside towns of Aldeburgh and Southwold.

JUST SEA & SURF

Over and above the delightful beaches and seaside charm, Felixstowe has a bustling town centre and a strong sense of community. Apart from an array of independent boutique shops and great places for food and drink, the town hosts many annual events such as the Felixstowe Carnival with music, craft fair and excellent street food to sample. 

For the adventurous, there's the Christmas Day Dip, with over 500 swimmers joining together and raising money for a local hospice. 

LIFE'S AN EDUCATION

Felixstowe offers a wide choice of schools for all ages in the surrounding area.

 

Infant, nursery and primary school options include Trimley St Mary Primary School & First Stop Pre-School, Trimley St Martin Primary School, Fairfield Infant School and Colneis Junior School.

 

For older students, secondary schools include Felixstowe School, Kesgrave High School and the independent Orwell Park School.

Passivhaus is a quality assured standard for the design and construction of comfortable buildings that are highly energy efficient. A Passivhaus building aims to reduce the need to heat the building by being effectively sealed against the elements.
